How much should we expect for this job? It's an average, but old, 3 bed house in Manchester

"The average cost to fully replumb a 3-bedroom house in the UK in 2026 typically ranges between £15,000 and £20,000. This could increase if it is an older property, but prices outside the South East are generally lower, so should still fall within this bracket."

"Totally depends on spec of radiators and sanitary ware etc. As a ball park figure for standard radiators and a mid-range suite and brand new pipework and drainage I would say around the £15,000 mark maybe?"

"Very depended on specification but 2500-4500 would be normal"

"The cost to replumb an average 3-bed house in the UK can typically range between £4,000 – £8,000, depending on the age of the property, pipe access, and whether floors or walls need to be opened.

Older houses often require more work, which can increase labour and material costs."

"It's a tricky question without seeing the Jobb do you mean a whole Refurb so first second fix kitchen bathroom central heating?

We caught on average between 8 to £10,000 for a bathroom installation
Normally £3000 for Boiler only
And if that includes radiators, then that'll probably be at least another £1600 on top

I think, if you're asking a total rip outand Refurb job

This could be an origin of £18,000-£22,000"

"For a full replumb of a 3‑bed house in Manchester, expect roughly £13,000–£20,000+, with older or more complex properties toward the higher end"
