It can feel daunting sorting through local building companies and not knowing which one to choose. Using the tips below, MyJobQuote can help you find a reliable building contractor near you.
When deciding which builder to hire, it’s worth looking out for a CSCS card (Construction Skills Certification Scheme), which means they have the correct training to complete construction jobs on site. There are also some qualifications to look out for in construction, such as an NVQ (National Vocational Qualification) or a completed apprenticeship.
Being a member of the FBM (Federation of Master Builders) is another good sign of a competent builder. It’s always worth asking for examples of previous work and references from previous customers, too.
Find a builder
When you’re looking to hire a builder, you’ll need to enquire if they have public liability insurance. This insurance covers any damage that may occur to a property or if someone gets injured. So, it’s best to hire a builder that has public liability insurance.
It depends on what type of job a builder is completing for you. If it’s a small job, you usually pay at the end when the work is completed. If it’s a larger job, like an extension, you will pay in stages when certain parts of the job have been finished. It’s best to devise a payment schedule together and sign a contract once agreed.
You don’t actually need qualifications to become a builder. However, you can look out for apprenticeships, accreditations, and trade associations (Federation of Master Builders). Most builders gain experience from learning on the job and through builder apprenticeships.
Builders can complete a range of jobs as well as oversee and manage larger projects – so what they specifically do can vary a lot. If you’re building a new house or extension, a builder will manage the project and other tradespeople, read the architect’s plans and adhere to building regulations. They can also work on smaller projects such as house repairs or restoration.
Building regulations are standards set by the government that need to be followed during some construction work to ensure the building is safe. They can cover areas such as gas and electrical safety, structural integrity, fire safety and energy performance.
A builder will know exactly when building regulations are needed, what they are and how they need to be followed.
Before you hire a builder, there are a few questions worth asking to make up your mind about whether they’re a good fit:
How many years of experience have you got?
Do you have insurance?
Have you completed a job similar to this one before?
Do you have examples of your previous work?
Do you have any references I can contact?
Usually, a fair deposit to give a builder before any work has begun is between 5% and 10% of the overall job cost.
