Patrick, who runs Total Care is very personable and gives good advice. He is very busy but did a good job on our small drive and gave us a discount on the agreed price.

    Guttering and Rainwater Pipe

We initially hired Patrick Ward to check and clean our gutters because we had noticed mould on the ceiling of our son’s bedroom. When he visited, he said that the problem was the felt and the whole roof (felt, tiles and battens) needed replacing. Also the chimney needed re-pointing. He quoted us £4400. He was very very pushy about persuading us to get the work done. He would constantly phone to pressure us into taking him on and once we did, insisted on frequent payments to keep the work going. Obviously we shouldn’t have given in to this pressure but we did. He then kept us waiting to finish the job so that it took about three weeks despite only being a few days of work. Whilst there were a few days of rain and possibly a few other understandable reasons, most of the time he didn't give an explanation or said he had problems with his workers. He would constantly say he would finish it at 8 the next morning, then that would change to 11ish or he would say he was coming “shortly”. Then he would be about to leave, only for him to say a few hours later that he would come again the next day. This behaviour carried on for over two weeks. At one point, he was “15 minutes away” only to phone an hour later saying he wasn't coming that day. Part way through the job, he asked us to pay an extra £1250 to have dry verges and block off the chimney. We decided not to have the verges but he then reduced the price to £950 and we agreed. However, later when it became time to settle the bill he asked for more than was agreed. We refused this. The roof was completed very badly to the extent that we will need to have it completely redone. He added in a whole new row of tiles because the battens were wrongly positioned. He told us that they had broken a few tiles that needed to be replaced. But actually, they needed new tiles because of the extra row they had added in. He obviously knew the problem, therefore he lied about this to cover up. He then asked us for full payment after this. Partly because of the extra tiles and battens being placed wrongly, the verge at the back did not line up properly. I think there may also have been a problem with the overhang. We asked him many times about why the overhang was different between the front and back but he never gave us an explanation that made sense. After having shown the pictures to several other roofers, other problems have been picked up and it has become clear that the job has been done really badly. It was also much more expensive than it should have been. We paid £5350 for the roof, verges and re-pointing and blocking off the chimney. After we realised how bad the work was, we went back to him and he offered us a partial refund. Despite giving him plenty of time to pay, he has not done so. He still keeps saying he will pay but we gave him a deadline of today that he accepted. No doubt, he will respond to this post with excuses. Unfortunately we can’t seem to post pictures here which would show how bad it is. If you want to see, you can email us at our_roof_problem@outlook.com We will send you pictures and you can judge for yourself.

    Guttering and Rainwater Pipe

Excellent work on site, a few issues with agreeing start times and dates but the contractor did have some family issues so understandable at the time.

    Roof Repair

Attended swiftly, Gave useful advice on the job required for my liking roof although price got higher than started. Too much pressure on payment without allowing me to first view the completed job despite having informed Pat that I would not be available on the day he was able to do the job. Otherwise good communication and reassurance for guarantee of work done

I cannot speak more highly of Patrick Ward and his company Total Care Home Improvements a genuine nice guy and excellent tradesmen with an inspiration life story. I recently moved into my first property, a maisonette, and needed to get the gutters cleaned of which were fully blocked, I posted the job on my job quote and was contacted not long after by Patrick, I discussed the job and he came to look straight away as he was on a job not far away, he gave me a quote for the gutters "very reasonable" and we discussed my ridge tiles of which I was planning on getting sorted, Patrick looked at my tiles and new straight away they needed some work, the tiles were old "40 years" and the pointing was falling out, Patrick gave me a quote for replacing these, resetting my vent tile and clearing the gutters again this was very reasonable, he came the next day and completed the works staying in touch and sending me pictures of the progress, I was extremely happy with the results and the peace of mind knowing that the job was carried out by professionals with a really good guarantee. Any future works I will be needing I will be going "Total Care Home Improvements" 10/10 to Patrick and his team.
