    Fire Door Installation for Compliance

I made a huge error in allowing this company to fit 5 fire doors in a house that is to be a HMO. They damaged 2 door frames beyond repair and left poorly fitted fire doors with uneven gaps that no amount of adjustment could correct. No drop seals where included, where I specifically asked that the doors should meet fire safety regulations once finished. I was clear on this. The gaps under the doors were so big that even drop seals could not realistically correct. This indicated either doors sizes were incorrect or had been cut incorrectly. Then the tried to upsell drop down seals after the fact, saying they did not realise the uneven nature of the floor. Any craftsman worth their salt would have identified this at the time of inspection before quoting. I have photos that I provided to them and they laid on lame excuses such as they thought they were coming back to decorate which was a separate discussion independent of this job which was not agreed at that stage. However, they still could not see the job they did was totally unaccptable, which is scary. No attemp to provide instalation reports. I paid them in full in good faith before checking .....my mistake. I have since had 5 new fire doors and fire frames fitted to a great standard. An installation report provided for each door and frame with photos and evidence of each stage by a different company. In simple terms, G.McKenzie Maintenance do not have the required professional ability or competence to fit fire doors. I blame myself for this because I should have been more diligent in who I hired to do the job. Although, no one should take on a job that they are not competent to do.

Thank you for your feedback. We are disappointed to read this review as it does not accurately reflect the work carried out or the discussions we had throughout the project. The door frames referred to as being “damaged beyond repair” were existing rebate frames originally designed to accommodate 38mm internal doors, not fire doors. We discussed this with you prior to installation and explained that modifications would be required to allow compliant fire doors to be fitted. The frames themselves were not damaged Regarding the appearance of the frames afterwards, we did not sand, fill, or paint them because decorating work was not included within our quotation or scope of works. We were contracted to fit the fire doors, not redecorate the property. The uneven gaps beneath some doors were caused by uneven flooring levels within the property. Once installation commenced, it became apparent that the floors varied significantly. The standard and widely accepted solution for this situation is the use of drop seals, which we offered to supply and fit. These seals are specifically designed to accommodate uneven floors and would have brought the doors within fire regulation tolerances. The gaps were not beyond the capability of drop seals to resolve. The doors themselves were correctly measured and supplied. Only one door required adjustment due to a sloping threshold within the property. In addition, all intumescent seals, fire-rated hinges, door closers, and fire-rated locks fitted were FD30 compliant and installed correctly in line with FD30 fire door requirements. The photographs provided to us primarily showed unfinished frame surfaces rather than defective installation work. As explained at the time, decoration and finishing works were not part of the agreed job. Importantly, the work had not yet been completed. We had every intention of returning to fit the drop seals we recommended, and we repeatedly offered to do so. Unfortunately, this offer was declined and we were not given the opportunity to complete the final stage of the installation before another company was instructed We also feel it is important to correct the statement regarding competence. Garfield is fully qualified and certified to install fire doors and has over 25 years of experience carrying out this type of work. While we respect your decision to use another contractor, we do not accept the suggestion that the doors and frames were beyond remedy or that the installation was unsafe, non-compliant, or incompetent.
    House Guttering Replacement

The work has been carried out to a high standard, but had under estimated the cost of materials but carried out the work at the poorly estimated price. Later I found that their work had been bodged around the back of the house with bits cut upto 1" to short and them filled with 2 different types of foam filler and the arcatrave not being replaced, I wished I had checked the back before paying them any money.

Thank you for your feedback. We’re pleased to hear you were happy with the standard of the work overall. However, we would like to clarify a few points. The materials and installation were completed at the originally agreed price, despite costs being higher than first estimated, and no parts of the guttering were cut short or incorrectly fitted. As part of standard installation practice, both foam and exterior-grade sealant/caulk may be used where appropriate to ensure a secure and weatherproof finish. We are also a little confused by the reference to architraves, as these are interior trim fittings around doors and windows, and the work we carried out for you was replacement guttering only. We always aim to leave customers satisfied and would have welcomed the opportunity to inspect and discuss any concerns directly before conclusions were reached.
