Builder Review My experience with Dan was absolutely awful, and I would never recommend him to anyone. When we first agreed the job, I was clear about what I wanted and sent all the relevant photos and plans to Dan via WhatsApp beforehand. There should have been no confusion about what had been agreed. The job was never started when promised, and there were constantly excuses as to why he couldn't turn up. When he eventually did turn up, he was working by himself, despite previously telling me that he would have a couple of labourers with him to help carry out the work. I even helped him find a labourer when the work eventually started. When the work did finally get underway, initially I couldn't fault his effort. On the Monday and Tuesday, he grafted hard to get things done. Unfortunately, this was where things started to go downhill. The work being carried out did not follow the plans and specifications we had agreed. I had sent all the photos and plans via WhatsApp before the job started, yet Dan did not follow them and would flat-out argue with me when I questioned things. He seemed to forget that this is my house, not his, and ultimately I should be the one deciding how the finished job looks. At one point, Dan even admitted himself that he didn't know what had happened and that he had measured it incorrectly. I therefore told him to order additional sleepers so that the job could be completed properly, once and correctly. He was perfectly fine with this at the time. However, when I returned home from work, I found that he had completely ignored what we had discussed and had not followed the agreed plans. When I questioned him about it, he started swearing and denying that this was what we had agreed. He eventually said he would put it right. There were also several occasions where he lost his temper, which I found completely unacceptable. Payment Issues When we originally agreed the cost of the job and materials, I specifically asked Dan how he wanted payments to work. He clearly told me that I would pay for the materials, which I did. He then said he wanted to be paid on the Friday to cover the labourers' wages, with the final payment only being made once the job was completely finished and we were happy with it. Despite this agreement, during the week Dan repeatedly asked me for money, usually £100 here and there. When I asked what the money was for, he told me it was so he could cover his bills and do his food shopping. Although I wasn't happy about paying additional money while the job was still unfinished, I paid him because I wanted to keep things moving and get the job completed. Then, on the Wednesday, Dan called me saying that the grass would be laid on Thursday, it would only take a couple of hours and everything would be finished. He then asked whether I had left the money for the job with my wife. I told him no, the money was with me and, as the job wasn't finished, I wasn't going to make the final payment yet. Dan was extremely unhappy about this and started kicking off, saying he wanted his money and even said he would come to my workplace. Eventually, I drove home, but Dan had already left. He spoke with my wife, who gave him another £150 and explained that once he finished the job the following day, I would pay him the remainder as agreed. On Thursday, Dan called again saying the grass had been laid but that he needed to return on Friday to finish the sleepers, tidy the grass and wacker-plate the grass one final time. Again, he asked for the money. I reminded him that he had just confirmed the job wasn't finished, so I would be at home on Friday and, once everything was completed and I was happy with it, the money would be there for him. Again, Dan kicked off, swore and eventually agreed. On Friday morning, I received a text from Dan saying he wouldn't be there until 11am because he had things to do first. I said that was fine and confirmed the final things that needed completing. Dan said everything would be finished on Friday and, once again, asked for the money. I replied that I would leave the money with my wife, provided he could reassure me that everything would be completed. I explained that once the work was finished and my wife was happy with it, she would give him the money. By this point, I had completely lost faith in him. The job was already a week late, and I had already experienced several occasions where he had sworn at me and become aggressive over the phone. I also confirmed by text the total agreed labour cost and how much we had already given him throughout the week to cover his food shopping and bills. His response was that he couldn't understand how it had amounted to that much and that his memory was awful. He then claimed that he had carried out extra work for me. To be absolutely clear, no extra work was carried out. Everything he claimed as additional work was part of what we had originally agreed, and I have the WhatsApp messages and plans to support this. The Final Confrontation Dan then called me. During the call, he swore at and insulted me. I stopped him and asked who he thought he was speaking to. I am the customer, not his employee, and this is my property. The conversation then escalated further. He made comments along the lines of "big boy on the phone, are we?" and, most seriously, made threats relating to damaging my property if I did not pay him. I told him clearly that he would receive his money once the job was finished. He continued to insult and threaten me, attempting to bully me into paying before the work was complete. I was not prepared to be intimidated into handing over money for an unfinished job. I recorded the call. I told Dan not to come onto my property and said that I would go home to meet him there, where I would have his money for him. As I was driving home, Dan repeatedly called me, shouting down the phone, asking "Where's my money?" I repeatedly told him that I was on my way home, that he could have his money, and that I simply wanted the situation resolved. My wife became extremely worried by the threats and contacted the police. Before I even arrived home, Dan turned up at the property with another man. The other man was banging on my front door while my wife was inside, demanding me. Given everything that had already happened and the threats that had been made, my wife felt genuinely at risk and extremely uncomfortable. When I eventually arrived home, Dan was standing outside with the other gentleman. I gave Dan the money and told him not to come back to my property. The Result I am now left with an unfinished job that I have had to take to another tradesman to complete. I have been quoted a significant amount to put the work right because of the poor and sloppy standard of the work that Dan carried out. For me, this wasn't simply about the quality of the workmanship. It was the entire experience. The constant excuses, the job being delayed, not following the agreed plans, repeatedly asking for money before completion, the arguments and swearing, and most seriously, the threatening and intimidating behaviour when I refused to pay before the work was finished have left me extremely disappointed. I have retained the WhatsApp messages, plans, payment records and recordings relating to the job, which document the agreements and the conversations described above. I genuinely regret using this builder and would never use him again. Based on my personal experience, I would strongly advise anyone considering using Dan to think very carefully before doing so. I would not recommend him to anyone.
Did a wonderful job and a few extras for us as well. Price was fabulous. Really lovely gentleman with a good work ethic. Would highly recommend and would have no hesitation to ring him if I needed anything doing. 10/10
