    Skimming for 3-5 Rooms Needed

    I hired Jake to skim my whole house. We agreed on a price upfront, which I was happy with, and he had another worker with him. While the job was already underway, I was told there was loose paint in the kitchen that needed scraping off before they could skim it. As this was raised while they were already on site and I had other commitments, I couldn’t do it myself in the time they wanted. I asked if Jake could do it and he quoted an extra £80, later reduced to £50, which I agreed to. When it came to payment, the £50 was knocked off after I raised concerns about the quality of some of the work. He agreed to return and fix the issues I had pointed out. Arranging this was very difficult. He gave a specific time of 7am to return, and I arranged for someone to be at the property to let him in, but he didn’t turn up. He then said he would come later that same day, but again didn’t show. After more chasing, he eventually came another day. This caused a lot of inconvenience and wasted my time. After this, I started painting and noticed bubbling in the kitchen almost immediately after mist coating (the area where I was told there was loose paint). When I scraped it back, the plaster came away easily, suggesting it hadn’t been properly bonded. In my opinion the loose paint must have not been removed properly before the skim. Jake advised me to scrape it back and sand it, which delayed my renovation further. He offered to come back but said it wouldn’t be for another two weeks, so I did it myself. The same issue then happened on the upstairs landing. The plaster was loose and bubbling again once started to paint. Jake advised me not to scrape it all off and blamed loose paint, but I know for certain there was no loose paint there before it was skimmed. He said he had injured his ankle and wouldn’t be able to return until after the new year. Jake advised me to use easyfill 20 to patch this up and talked me through how I would do that. I didn’t agree with this advice, as patching over plaster that clearly hadn’t bonded properly didn’t seem like a long term fix and would likely cause problems again. As I needed the work done I posted a job online, I hired another plasterer to reskim this wall the very next day. After this, Jake messaged saying he felt bad for seeing the job posted online and offered to pay half of what I had paid the other tradesman as a goodwill gesture. However, although he said several times that he would send the money, I never received it. After chasing a couple of times and being told he would pay up after Christmas, I received nothing so I stopped pursuing it. Unfortunately, further issues then appeared on the other side of the same wall on the landing, which also had to be stripped back and redone by someone else after Jake failed to turn up after agreeing on a date in the new year to fix this other wall. I had to pay again to get this extra work done. Overall, my honest opinion is that the work was okay in places but felt rushed, with corners cut. Communication was poor, follow ups were unreliable, and several things were left unfinished, including hanging sockets, switches and doors off (I was told that screws did not now fit and needed longer ones since the skimming). I can confirm he did come back to put the doors back on. If you’re happy to deal with issues yourself and don’t mind chasing, this may be fine. But if you’re looking for good communication, proper preparation, and a clean, finished job then look elsewhere. I didn’t want to leave a negative review, but after giving it time and reflecting on the whole experience, I feel it’s important to be honest. The work ended up delaying my renovation and costing me more than expected, largely due to issues that could have been avoided and also promises weren’t followed through. I completely understand that injuries happen, but it’s important to be upfront and stick to agreed dates, or at least communicate properly when plans change. He gave me a date to return to fix the second wall, but there was no further communication about what time he would come or how access would be arranged. If a date is agreed, it’s reasonable to expect the contractor to confirm timing and access, he didn’t. After repeatedly having to chase for updates previously and arrange a visit, I was done with the chasing. At that point, I knew I couldn’t rely on him.

    I feel it’s important to respond to this review as it does not accurately reflect what happened. Firstly, the agreed price was already reduced by £250 from my original quote to help you stay within your very tight budget. I worked with you on price from the beginning to accommodate this. You had agreed to remove all wallpaper prior to me starting. When I arrived to plaster the kitchen, there was still wallpaper and significant flaky paint present. I explained clearly that this was not suitable to plaster over and needed to be properly removed. This preparation was not part of the original quote, which is why an additional charge was discussed and agreed at the time. The £50 deduction mentioned was not due to poor workmanship. It was because the porch area turned out to be timber and could not be plastered without first being plasterboarded. This was something I did not identify at quotation stage, and you requested a deduction as you did not want to proceed with boarding it. That was fairly agreed. Regarding “poor work” — you carried out a full inspection using a torch before making final payment and did not raise major concerns at that time. The issues later mentioned were minor: a small piece of scrim tape slightly visible where a stud wall had been newly built (by you), some minor artex stipple, and a few plaster snots from ceiling work. I returned after payment — despite a 40-minute drive — to address these. There were also two occasions where I attended the property and no one was there to provide access, and I received no answer to calls. This also caused disruption to my working day. The doors were removed to allow plastering and were re-hung. As a self-employed tradesman, I arranged an early visit to minimise disruption to my working day. In relation to the socket mentioned, there was one back box that had been previously set too deep in a very uneven wall, which meant the existing screws no longer reached. This was a pre-existing issue, not caused by plastering. As for the bubbling areas — these were caused by underlying unstable paint layers, not lack of bonding agent. Proper PVA/SBR preparation is standard practice and not a step that would be skipped. I even offered to pay half towards another plasterer as a goodwill gesture because I couldn’t attend on the exact date requested. By the time further issues were mentioned (nine weeks after completion), I had unfortunately broken my ankle and was off work, which I provided proof of. I always aim to resolve issues fairly, and my other 5-star reviews reflect the standard of my work and communication. It’s disappointing that this situation has been presented this way, but I wish you all the best with the rest of your renovation. Its a shame us tradesmen cart review customer
    Skimming for Multiple Rooms and Ceilings

    Great service. Originally, the work was to skim the house and patch a few areas. It was later discovered that a full wall and ceiling needed to be boarded. Although this wasn’t planned and added extra time to the job, LNB were more than happy to go above and beyond, working over the weekend to ensure the job was completed on time. They did a great job tackling some very challenging walls. Communication was good throughout, and the quality of work was excellent. I would definitely recommend them.

    Jake did a fantastic job in our new home. What was initially a basic two ceiling skim's turned out to big a much bigger job and he was fantastic (non of which was Jakes fault it was due to an old house and crumbling walls) He stepped in to help us sort the walls without question and even gave up his Sunday to come back and finish the job. He ended up re boarding 2 walls, 1 ceiling and plastering it all, the finish is amazing. Him and his labourer were very pleasant and very tidy. Jake costs the job to the job and not the size of your home or where you live which was a refreshing break. I would defiantly recommend him and have already booked him to help in other rooms as we renovated our home.
