Demolition Overview

Today an increasing number of self-build plots are occupied by an existing dwelling that is not worth restoring so needs to be demolished and replaced. In addition a new dwelling benefits from 0% VAT whilst renovation and extension work is charged at 20%! The cost of demolishing a house varies greatly but costs can be mitigated if there are any materials with salvage value. Demolition contractors will usually offset the value of any salvage items against the costs for demolition work and site clearance.

Despite the costs of demolition and site clearance, it can often work out cheaper than a virgin plot for a new build as existing service connections to electricity, mains water and sewerage can usually be reused. Other ways to reduce costs with demolition work include reusing waste on site as clean hardcore for drives, paths and soakaways.

Demolition Method

When demolishing a house the first step is to cut off and cap all services (mains water and sewer connection, electricity, gas and telephone). Next site fencing or other protection will be erected if required. Any hazardous material then needs to be removed under licence or by specialists. All loose items will then need to be removed for re-use or as waste including kitchen units, sanitary-ware, cabling, lighting, plumbing, radiators, doors, windows frames, linings, timber mouldings, roof tiles and lead flashings. Structural timbers, joists and trusses can now be removed and the demolition can begin.

Planning Permission and the Law for Demolition

Planning permission is not usually required for demolition work as it generally classed as Permitted Development. However, if a listed building or in a conservation area, planning permission for demolition will be required. If you are demolishing a property other than a detached house, adjoining neighbouring properties will enjoy a right of support protected in law. In this case you have a duty to support the remaining portions of the adjoining building and to ensure that the new building continues to do so.

The law states that all demolition, dismantling and structural alteration should be carefully planned and carried out by competent practitioners. With particular attention paid to the possibility of falls from height, injury from falling materials, uncontrolled collapse, risks from connected services, traffic management, hazardous materials, noise and vibration, fire and worker involvement. Demolition project teams must appoint duty holders who are competent and must provide all personnel with pre-construction information including surveys and reports.
